✅ Who Can List on Hoztel.com
  • Owners of PG accommodations, hostels, or co-living spaces in India
  • Individuals managing properties on behalf of the owner (with owner's consent)
  • Properties operating legally with no pending legal disputes
  • Properties that can accommodate students or working professionals
  • Owners who can provide valid government-issued ID for verification
⭐ Minimum Quality Standards

All listings on Hoztel.com must meet these baseline standards. Listings that do not meet these requirements will be rejected.

🏠 Property Standards

  • Clean, habitable rooms with proper ventilation
  • Functional bathroom and toilet facilities — minimum 1 bathroom per 6 residents
  • 24-hour access to drinking water
  • Secure entry — main gate or door with a lock
  • Working electrical fittings — proper lighting in all rooms
  • No water leakage, dampness, or structural damage in the listed rooms

📶 Mandatory Amenities

  • Wi-Fi or mobile network access (must be disclosed if unavailable)
  • Bed with mattress for each resident
  • Storage space (wardrobe or cupboard) per resident
  • Regular housekeeping — at minimum weekly cleaning of common areas

🔒 Safety Requirements

  • CCTV coverage of at least the main entrance
  • Emergency contact number available to all residents
  • Fire safety — at least one fire extinguisher on the premises
  • Well-lit corridors and common areas at night
⚠️ Properties that cannot demonstrate these minimum standards through photos and description will not be approved, regardless of other merits.
📸 Photo Requirements

Photos are the most important factor in whether a user contacts your property. Poor photos = fewer enquiries.

  • Minimum 1 photo required — we recommend 4–6 for best results
  • Photos must be recent (taken within the last 6 months)
  • Photos must show the actual property — no stock images or misleading angles
  • Cover photo must clearly show the exterior or a well-furnished room
  • Include photos of: room interior, bathroom, common area, dining area, and building exterior
  • Photos must be clear, well-lit, and in focus — blurry or dark photos will be rejected
  • Accepted formats: JPG, PNG, WebP — minimum 800×600 pixels recommended
  • No watermarks, promotional text, or phone numbers on photos
  • No photos taken from other websites or apps
  • No photos that misrepresent the current condition of the property
📋 Listing Information Standards

Required Information Mandatory

  • Accurate property name and full address
  • Correct monthly rent — the price shown must be the base rent actually charged
  • Gender preference (Male / Female / Both) — must be clearly stated
  • Sharing type available (Single / Double / Triple)
  • Accurate amenities — only tick amenities that are genuinely available
  • Working call and WhatsApp number that you actively monitor
  • Google Maps location — must be accurate to within 100 metres

Recommended Information Optional but encouraged

  • Food details — what meals are provided, veg/non-veg, timings
  • House rules — curfew timings, guest policy, noise policy
  • Security deposit amount and refund terms
  • Notice period required before vacating
  • Nearby landmarks, metro stations, or IT parks
  • No false or exaggerated claims in the description
  • No promotional language that misleads users about what is included in rent
  • Do not list the same property multiple times
💰 Security Deposit & Refund Policy (For Owners)

Hoztel.com encourages all property owners to follow transparent and fair deposit practices. While we do not enforce specific amounts, we require the following:

  • Security deposit amount must be disclosed in the listing description
  • Maximum recommended security deposit: 2 months' rent
  • Deposit refund timelines must be communicated to residents before move-in
  • Deductions from the deposit must be itemised in writing to the resident
  • Deposit refund must be processed within 30 days of vacating (unless there is a dispute)
⚠️ Repeated user complaints about unfair deposit deductions or non-refund will result in your listing being suspended and account reviewed.
🚫 Prohibited Listings Will be rejected
  • Properties involved in illegal activity or under legal dispute
  • Listings with fabricated or stolen photos
  • Properties that discriminate based on religion, caste, or ethnicity
  • Properties with active complaints of harassment or misconduct
  • Listings where the contact number belongs to a broker, not the owner (broker listings require separate agreement)
  • Properties that are not in a habitable or safe condition
  • Duplicate listings for the same property
📜 Owner Responsibilities
  • Keep your listing information up to date — update availability, rent, and amenities promptly
  • Respond to user enquiries within 24 hours
  • Notify Hoztel.com if your property is no longer available so we can pause the listing
  • Do not share user contact details with third parties
  • Maintain the property standards described in your listing at all times
  • Inform Hoztel.com of any major changes to the property (renovation, closure, change in ownership)
ℹ️ Hoztel.com reserves the right to remove any listing or suspend any account that violates these guidelines, receives repeated user complaints, or misrepresents the property.
